Do you own an apartment in Germany and need professional property management for your owners’ association?
Finding a suitable property manager can be particularly difficult for small owners’ associations. Kiverimo specialises in exactly this segment: small Wohnungseigentümergemeinschaften (WEGs) with up to 12 units.
A Wohnungseigentümergemeinschaft, usually abbreviated as WEG, is the German legal form of an owners’ association for a condominium property.
Many property management companies prefer larger properties. Small owners’ associations are often managed alongside larger buildings, although the administrative and legal requirements are largely the same.
Kiverimo takes a different approach.
Our processes, services and communication are specifically designed for small WEGs with up to 12 units. We combine professional property management with digital processes and personal support.
Small WEGs are not an add-on to our business. They are our focus.
Kiverimo manages small WEGs throughout Germany.
You do not need a property manager with an office around the corner. Many administrative tasks can be handled efficiently without the property manager being physically present at the property.
Accounting, documents, communication, owners’ meetings and the coordination of many management processes can be organised digitally. Where something needs to be done at the property itself, responsibilities are allocated to the people who can perform them most effectively – owners, local service providers or other specialists.
This makes professional property management possible even when individual owners live outside Germany.
Owning an apartment in Germany from abroad can make property management more complicated. German WEG law, annual accounts, service providers, owners’ meetings and communication within the owners’ association all need to be organised reliably.
Kiverimo offers a digital structure that is particularly suitable for owners who do not live close to their German property.
Documents are provided digitally, communication can take place by email, telephone or video call, and important administrative processes do not depend on your physical presence in Germany.
Communication with Kiverimo is also possible in English.
Kiverimo uses a modular service model. Your owners’ association can select the areas in which professional management is required.
Commercial Management
Accounting and payment transactions, monitoring of owners’ payments, annual accounts, business plans, digital invoice and document review and access to the customer portal.
Owners’ Meetings
Preparation of the agenda and resolutions, invitations, online owners’ meetings, minutes and maintenance of the official collection of resolutions.
Online owners’ meetings are subject to the requirements of German WEG law.
Maintenance and Organisation
Coordination of service providers, support for maintenance measures and insurance claims, structured property inspections and long-term maintenance planning.
Kiverimo does not carry out on-site inspections itself. Owners, caretakers and local service providers handle tasks requiring physical presence, while Kiverimo coordinates and supports the administrative process digitally.
Communication and Documents
A digital customer and service platform provides access to relevant documents. Communication takes place via the platform, email, telephone and video call.
Kiverimo uses digital processes where they make property management more efficient. But property management is not reduced to software or a platform.
Questions that require discussion are handled personally. Decisions remain transparent to the owners, and every WEG has professional management behind the digital processes.
Kiverimo is a property management company – not merely a software platform.
Kiverimo is a brand of Sayao GmbH and combines extensive practical experience in property management with expertise in digitalisation, process optimisation and German condominium law.
The team includes Thomas Janssen, attorney-at-law and specialist lawyer for German tenancy and condominium law (Miet- und Wohnungseigentumsrecht).
This combination of property management experience, legal expertise and digital processes forms the basis of the Kiverimo model.
If your owners’ association has up to 12 units and is looking for professional property management in Germany, we would be pleased to learn more about your property.
Before preparing an individual offer, we assess the actual administrative requirements of your WEG. Factors such as the number of units, existing service providers, accounting structures, technical facilities and specific characteristics of the property can influence the amount of management work required.
You can either arrange an initial telephone or video call with us or provide the relevant information first so that we can discuss your WEG on that basis.
